Broadway Ave. Meridian, ID 83642 Re: Citadel 4 Self-Storage – H-2016-0114 (AZ) Dear Planning and Zoning Commissioners: We are respectfully requesting approval consideration of the Ten Mile Citadel Self Storage application and staff report with the following modifications. We have worked through the following resolution with city staff and we agree with all of the conditions for approval with the exception of: - Condition Item 1.1.1. c. – landscape set back regarding the South Boundary The south property has been purchased by the adjacent Stor-It facility that is slated for expansion. The existing house may be used for a rental but it is important to note that it is located 75 feet from the property line to the garage side of the house. In Citadel’s previous project approval (Chinden/Saguaro Hills & Eagle Road) the setbacks to actual residential homes where allowed at 10 feet. We have further discussed this with staff and all a parties are in agreement with the requested 10-foot setback. Request modification to condition to state: “The applicant is also required to construct a 10- foot wide landscape buffer on the South boundary adjacent to the existing rental house.” - Condition Item 1.1.1. d.(previously f.) – Cross Access As noted above, the south property has been purchased by the adjacent Stor-It facility that is slated for expansion. We have re-worked this condition with Staff and have come to the same condition language that was agreed upon for our Citadel Storage Facility approved at Amity and Highway 69. Request modification to condition to state: “The applicant shall provide cross access from the north to the south if the site does not develop as a self-storage facility.” We are in agreement with the City’s Condition of approval except for the two items noted above.
