When completed, the overall project will consist of a 9,600 sq. ft. Of that 9,600 sq ft. 7,348 sq. ft. will be shop area while the remainder will be used for functions such as a showroom, waiting area, office, public and employee restrooms, an employee lounge / conference room, and ancillary spaces such as storage and a fire riser room. The construction will consist of a rigid steel frame building with steel frame walls clad with a combination of stucco and pre -finished metal siding panels on top of an integral colored split -face CMU wainscot. The building will have an eave height of 16-0" A.F.F. and an overall building height of 19'-2". The building's front fagade, which faces W. Ustick road, will feature (8) 10'-0" x 12'-0" fenestrated O.H. doors to the auto service bays and 18'-0" of fenestration and glazed entrance doors into the public showroom. A lower roof acts as a canopy over the public entrance to the show room and adds architectural character to the main fagade. The roof is also similar in character to the entrance canopy on the building on the adjacent lot to the east providing desired cohesion in the development. The new single story building will have a pedestrian scale similar again to the building adjacent to the east. The lower canopy roof gives cue to pedestrians about building approach and where to enter. A new sidewalk will provide connectivity from the public sidewall along Ustick up to the new parking lot past the existing cross axis drive aisle. Page Roger's Pro Tires Auto Care Center Page 1 of 2 The regular form of the building with the large O.H. doors is contrasted by the asymmetry of the lower roof canopy wrapping the southeast corner of the building. The building form is also softened, and given a more pedestrian scale by the low and accessible fenestration and entrance doors at the public showroom. The overall architectural character of the building is provided by means of its legibility. The front fagade features fenestrated O.H. doors that read differently than the low roof canopy that softens the front and indicates to visitors where pedestrians approach and enter. The repetition of the corbelled colonnade which supports the lower roof at the public entrance mimics at a different scale the repetition of the service doors and provides cohesion within the design. Also, the front roof fascia line is broken vertically with an elevated roof line at the two center overhead door bays with diagonal brace supports. The wall finish at this location is also highlighted with the use of a stucco finish. The simple material palette of steel building panels and CMU block relies more on texture than color to provide richness. The smooth regularity of the metal roofing and siding panels reads as subdued and plane but is contrasted by the warmth and irregular surface of the split -face block wainscot below. The stone -like quality of the block wainscot below the lighter feeling metal siding and roofing gives the building a sense of strength and being anchored to the site. The integration of stucco wall cladding also provides for a sensitive cohesion of the building facade. As potential customers enter the cross —axis drive aisle the immediate forced turn to the east encourages them to approach the parking at the east end of the parking lot where the public entrance to the showroom is located. Additional parking is available at the west end of the lot, much of which will serve as staging for the technicians moving customers cars in and out of the service bays. Two electric signs will be mounted on the building. One sign will be mounted on the building face (South facade), and one on the east facing fagade. Both signs will be mounted on the wall between the top of the lower roof canopy and the upper roof eave.
