Final Plat Project Narrative
Oakwood Estates LLC hereby applies for a final plat with 37 total lots consisting of 31 single-
family residential lots and 6 common lots on 11.91 acres for Biltmore Estates Subdivision No. 3.
Gross and net densities for this phase of the project are 2.60 and 3.63 dwelling units per acre,
respectively. The minimum lot size is 8,640 square feet, with the average lot size being 10,485
square feet. A total of 1.09 acres of open space has been provided, or 9.15 percent of the site.
Landscaping within the development includes landscaped parkways and micro -paths.
Findings for the preliminary plat were approved by the Meridian City Council on May 21, 2014.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 14-1594, which was recorded as
Instrument No. 114007667. A development agreement was entered into and recorded as Instrument
No. 114052420, records of Ada County, Idaho. Biltmore Estates Subdivision No. 1 was constructed
and recorded on March 26, 2015. Biltmore Estates Subdivision No. 2 was approved, constructed,
and recorded on February 2, 2016
