RE: Final Plat Application for Vicenza Subdivision No. 4
Dear Honorable Mayor and City Council Members:
On behalf of my client, Cottonwood Development, LLC, please accept this application for final plat for
the subject land development project. Vicenza Subdivision No. 4 is located north of West McMillan
Road and west of N. Ten Mile Road containing approximately 5.01.
The site is located in the City of Meridian with a zoning designation of R-4 and was preliminary platted
under the name Volterra Subdivision. The site is bordered to the east by unplatted agricultural land. To
the west is agricultural land which was preliminary platted with this property. To the north is agricultural
property that was preliminary platted as Bainbridge Subdivision. To the south is Vicenza Subdivision
No. 3.
The project consists of 17 buildable lots and 3 common lots for a total of 20 lots in this phase. The
common lots are to be owned and maintained by the developments Homeowners Association.
All of the lots in Vicenza Subdivision No. 4 front on public streets and will have access to public utilities
located within or adjacent to these Rights of Way. Sewer and potable water is provided to the site via the
existing lines installed in the previous development. Pressurized irrigation will be provided to each lot in
the subdivision. The pressurized irrigation will be supplied from surface irrigation water stored in a pond
located in a future phase. The system will be owned and maintained by the Homeowners Association.
The submitted plans were designed to comply with the Ada County Highway District, the City of
Meridian Unified Development Code and acceptable engineering and survey practices as defined by local
standards.
