Recently annexed with an R-4 zoning, the project will connect to the existing sewer and water main lines in Watersong Estates with a redundant connection to the existing 12 -inch water main line in Linder Road and in Bridgetower Crossing No. 11 completed in Phase 1. Gross and net densities for this phase of the project are 2.62 and 3.20 dwelling units per acre, respectively. The minimum lot size is 10,279 square feet, with the average lot size being 11,591 square feet. A total of 2.21 acres of open space has been provided, or 13.79 percent of the site. Landscaping within the development includes landscaped parkways, gazebo, play equipment, park benches, multi -use path, and a perimeter arterial buffer. The project consists of low-density, single-family lots and has been designed to be compatible with Bridgetower. Access to the property is provided from N. Linder Road and continuation of stub streets. The existing transportation system is in place and adequate to serve this project. As designed, the site has excellent internal circulation and access to the public road system, which has adequate capacity to accommodate the trips generated by this development. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering, architectural and surveying practices and local standards.
