RE: SILVERWATER NORTH SUBDIVISION — PRELIMINARY PLAT LETTER OF INTENT Dear Ms. Watters, On behalf of Trilogy Development, please accept this request for Preliminary Plat for the Silverwater North Subdivision located on the southeast of E Victory Rd and Meridian Rd., Meridian, Idaho. The parcel number and address for the subject property is S1 1 301 20770, 0 E. Victory Rd, Meridian, Idaho. The proposed development includes a total of 14 lots on 4.12 acres. Preliminary Plat In 2006, the City of Meridian approved a request for Annexation (AZ -06-015) and Preliminary Plat for Tanana Valley Subdivision (PP -06-013) and a final plat for Cavanaugh Subdivision Phase 1 (FP -07-014) was approved in June, 2007. The original preliminary plat included 548 lots, 1 commercial lot, 1 school lot, and 20 common lots on 177.94 acres. The property has transferred ownership a few times since then and 54.14 acres has been developed as Silverwater Subdivision. A new preliminary plat is being proposed to replace the original preliminary plat approvals that have encumbered previous phases within the project boundary, therefore providing for its own entitlements and conditions. The design of the project is intended to complement the existing single family residential uses in the area. This 4.12 acre property will be divided into 14 lots. 13 single-family lots, and 1 common lots. The average lot size will be 11,218 square feet with the minimum lot size at 8,295 square feet. The open space area is .25 acres which is 6.04% of the overall square footage for the development. In all, the five (5) Silverwater Subdivisions encompass 54.14 acres. Once fully developed all five (5) phases will include 7.38 acres (13.63%) open space. The parcel that is represented in this application as Silverwater North will be created when Silverwater #3 is recorded. This parcel was originally intended to be set aside for a 250 S. The development will be served with public sewer by the City of Meridian that will also be extended from Silverwater Subdivision #3. Water will be provided by the City of Meridian. Storm water will be retained on site in seepage beds designed by a civil engineer. Fire protection will be available through the Meridian Fire Department. A pressurized irrigation system will be provided for the development with operation and maintenance of the facility being provided by either the Nampa Meridian Irrigation District. The proposed roadways will be public streets dedicated to the Ada County Highway District. The site abuts Meridian Rd and Victory Rd.
