Idaho Ave. Meridian, Idaho 83642 RE: Laurels Townhouses Subdivision— Letter of Intent (updated) Dear Mayor and Council, As representative for Corey Barton Homes, please accept this application for the Laurels Townhouses Subdivision located at 2116 S. Accolade Ave Meridian, Idaho. This application includes a preliminary plat for 28 lots (20 residential, 8 common). The property contains 1.383 acres and is zoned TN -R. Water, sewer and joint trench services have been stubbed to the property and are sized appropriately for the proposed use. This letter is included with the land use applications for a Rezone to R-15, preliminary plat and Development Agreement Modification as well as all filing fees and various exhibits. The enclosed applications have been submitted in accordance with the requirements of the Meridian City Unified Development Code. The submitted preliminary plat has been designed in compliance with the UDC as well as the R-15 zone. Total qualified openspace provided is 0.225 acres (16.29°/x) and has been designed to provide added roadway buffers and open spaces. Additionally a central common lot with a pathway is proposed for added pedestrian connectivity. We feel this design will add to the overall project aesthetics as well the overall Neighborhood. The new internal streets will be designed in conformance with the City of Meridian, ACHD and Fire Department. The only request modification to the Development Agreement is simply to replace prior elevation examples with our new proposed elevations specific to this existing Lot. The DA modification should note that Page 4, Item 7 references our new elevations as well as the new staff report (at such time this is issued). This project will have a specific Home Owners Association and CCRs. All common lots (including the private street) will be owned and maintained by the HOA. The property lies within the Nampa Meridian Irrigation District and pressurized irrigation has been provided and stubbed through the overall Gramercy Subdivision No. 1. No variances are requested with these applications. Drainage will be handled by an on-site detention area and will be designed to the standards of all appropriate regulatory agencies. This development provides a much needed and quality residential product that compliments other surrounding residential uses as well as the rapidly expanding commercial uses in the area. In conclusion, Laurels Townhouses Subdivision will be a quality addition to the City of Meridian.
