RE: Binary Sub.
The applicant, Clear Lake Trout Co. wishes to subdivide Lot 2 Block 1 of Intermountain
Outdoor Sub. Into 2 lots to be known as Binary Sub. The parcel is located in the NE '/4 of
Section 1 T4N R1E,B.M. at the SE corner of Fairview Ave and Stonehenge St.
The site has an existing Dutch Bros. coffee shop on the Eastern portion of said Lot 2. It is
anticipated that the West portion will also be a retail use.
The re -subdivision of said Lot 2 is in conformance with the UDC and acceptable
surveying and engineering standards.
All utilities are at the site and no new road construction or R/W dedication is required.
