NOTES
BUILDING SETBACKS AND DIMENSIONAL STANDARDS IN THIS SUBDIVISION SHALL CONFORM
TO THE APPLICABLE ZONING REGULATIONS OF THE CITY OF MERIDIAN IN EFFECT AT THE
TIME OF ISSUANCE OF A BUILDING PERMIT OR AS ALLOWED BY CONDITIONAL USE PERMIT
CUP-05-046, WHICH ALLOWS FOR REDUCED SETBACKS, LOT SIZES AND LOT FRONTAGE.
BUILDING SETBACKS SHALL BE MEASURED FROM THE PROPERTY LINE OR BACK OF
SIDEWALK, WHICHEVER IS MORE RESTRICTIVE.
2. LOTS 23, 36, BLOCK 2, LOT 10 BLOCK 8 AND LOTS 17 AND 25 BLOCK 9 ARE
COMMON LOTS TO BE OWNED AND MAINTAINED BY THE REFLECTION RIDGE SUBDIVISION

PROVISIONS OF THIS SECTION SHALL NOT APPLY WHEN A NUISANCE RESULTS FROM THE
IMPROPER OR NEGLIGENT OPERATION OF AN AGRICULTURAL OPERATION, AGRICULTURAL
FACILITY OR EXPANSION THEREOF."
6. UNLESS OTHERWISE DIMENSIONED, ALL LOTS WITHIN THE SUBDIVISION ARE SUBJECT TO A
PUBLIC UTILITIES, DRAINAGE AND IRRIGATION EASEMENT AS FOLLOWS: TEN (10) FEET

8. THIS PLAT IS SUBJECT TO A DEVELOPMENT AGREEMENT RECORDED ON FILE AS
INSTRUMENT NUMBER 106108230 AND 112007170, RECORDS OF ADA COUNTY, IDAHO.
9. LOTS WITHIN THIS SUBDIVISION ARE ENTITLED TO IRRIGATION WATER RIGHTS AND WILL BE
OBLIGATED FOR ASSESSMENTS FROM THE NAMPA & MERIDIAN IRRIGATION DISTRICT. THE
OWNER HAS COMPLIED WITH IDAHO CODE SECTION 31-3805(1)(b). WATER FOR

ADA COUNTY, IDAHO AND INCORPORATED HEREIN BY THIS REFERENCE AS IF SET FORTH
IN FULL (THE "MASTER EASEMENT"). THE MASTER EASEMENT AND THE PUBLIC STORM
WATER DRAINAGE SYSTEM ARE DEDICATED TO THE ADA COUNTY HIGHWAY DISTRICT
PURSUANT TO SECTION 40-2302, IDAHO CODE. THE MASTER EASEMENT IS FOR THE
