I NOTES

BOUNDARY HAVE A TEN (10) FOOT WIDE PERMANENT PUBLIC UTILITIES, PROPERTY DRAINAGE &
PROPERTY IRRIGATION EASEMENT, UNLESS DIMENSIONED OTHERWISE. SAID DRAINAGE AND

MAINTAINED BY THE PARAMOUNT OWNER'S ASSOCIATION OR ASSIGNS. LOT 75, BLOCK 8 IS
ENCUMBERED BY A 30-FOOT WIDE MERIDIAN CITY SANITARY SEWER EASEMENT RECORDED AS
I INSTRUMENT NO. 110078716, OFFICIAL RECORDS OF ADA COUNTY, IDAHO.
6. THE LOTS, INCLUDING BUILDING AND OCCUPANCY, ARE SUBJECT TO THE TERMS AND CONDITIONS
OF THAT CERTAIN MASTER DECLARATION, AS AMENDED FROM TIME TO TIME, OF COVENANTS,
CONDITIONS, RESTRICTIONS AND EASEMENTS FOR PARAMOUNT SUBDIVISION FILED AS INSTRUMENT
NO, 104047957, OFFICIAL RECORDS OF ADA COUNTY, IDAHO.
7. IN COMPLIANCE WITH THE IDAHO CODE SECTION 31-3805 THE OWNER OF THIS SUBDIVISION HAS
PROVIDED AN UNDERGROUND IRRIGATION SYSTEM, LOTS WITHIN THE SUBDIVISION WILL BE
OBLIGATED FOR ASSESSMENTS FROM SETTLERS IRRIGATION DISTRICT FOR SAID IRRIGATION WATER.
8. THE PRESSURE IRRIGATION SYSTEM WITHIN THIS DEVELOPMENT SHALL BE OWNED & MAINTAINED BY
THE PARAMOUNT OWNER'S ASSOCIATION,
9, ANY RESUBDIVISION OF THIS PLAT SHALL BE IN COMPLIANCE WITH THE MOST RECENTLY APPROVED
i SUBDIVISION STANDARDS OF THE CITY OF MERIDIAN.
10. BUILDING SETBACKS AND DIMENSIONAL STANDARDS IN THIS SUBDIVISION SHALL BE IN COMPLIANCE
WITH THE DIMENSIONAL STANDARDS OF THE R-8 ZONING DISTRICT IN EFFECT AT THE TIME OF
ISSUANCE OF BUILDING PERMITS.
11. THE BOTTOM ELEVATION OF HOUSE FOOTINGS SHALL BE SET A MINIMUM OF 12 INCHES ABOVE THE
HIGHEST KNOWN NORMAL GROUND WATER ELEVATION.
12. THIS DEVELOPMENT RECOGNIZES SECTION 22-4503 OF THE IDAHO CODE, RIGHT TO FARM ACT,
WHICH STATES: "NO AGRICULTURAL OPERATION, AGRICULTURAL FACILITY OR EXPANSION THEREOF
SHALL BE OR BECOME A NUISANCE, PRIVATE OR PUBLIC, BY ANY CHANGED CONDITIONS IN OR
ABOUT THE SURROUNDING NONAGRICULTURAL ACTIVITIES AFTER IT HAS BEEN IN OPERATION FOR
MORE THAN ONE (1) YEAR, WHEN THE OPERATION, FACILITY OR EXPANSION WAS NOT A NUISANCE
AT THE TIME IT BEGAN OR WAS CONSTRUCTED. THE PROVISIONS OF THIS SECTION SHALL NOT
APPLY WHEN A NUISANCE RESULTS FROM THE IMPROPER OR NEGLIGENT OPERATION OF AN
AGRICULTURAL OPERATION, AGRICULTURAL FACILITY OR EXPANSION THEREOF."
13. THIS SUBDIVISION IS SUBJECT TO A LICENSE AGREEMENT WITH ACHD FOR LANDSCAPING AS
RECORDED IN INSTRUMENT NO. 114041601, OFFICIAL RECORDS OF ADA COUNTY, IDAHO.
LANDSCAPING SHALL BE OWNED AND MAINTAINED BY THE PARAMOUNT OWNER'S ASSOCIATION.
