Task Order 10517.a with The Land Group for William Watson Bainbridge Park Designrkm " h5 % TASK ORDER NO. 10517.a Pursuant to the MASTER AGREEMENT FOR PROFESSIONAL SERVICES BETWEEN CITY OF MERIDIAN (OWNER) AND THE LAND GROUP, INC (ENGINEER) This Task Order is made this 26`h day of January, 2016 and entered into by and between the City of Meridian, a municipal corporation organized under the laws of the State of Idaho, hereinafter referred to as "City", and accepted by (THE LAND GROUP, INC), hereinafter referred to as "Engineer" pursuant to the mutual promises, covenant and conditions contained in the Master Agreement (Category 13a) between the above mentioned parties dated October 1, 2014. The Project Name for this Task Order 10517.a is as follows: CITY OF MERIDIAN i r � r r •■ � r r� � PROJECT UNDERSTANDING The project consists of Design, Permitting, Civil Engineering, Architecture and Landscape Architecture to prepare construction and bid documents for the Community Park Project. The Land Group will coordinate with the City Park staff and all other sub -consultants throughout the duration of the project, SCOPE OF WORK Design Development Phase: The Land Group will provide Design Development services to further develop the previous approved conceptual Master plan. TLG shall prepare a fully functional site plan, structures and the Owner on selection of all project materials and finishes. Design Development (DD) level plans will provide preliminary details of all site elements to demonstrate to the Owner the appearance of the project finishes as well as an understanding of the functional circulation and use components of the site plan. During the DD phase we will depict all required site layout, sports field dimensions, parking lot, restroom, pathway, play structures, to ensure all programmed facilities can be accommodated. Design Development Site plan with dimensions, keynotes, construction details, materials and grading. 2. Design Development binder with all proposed materials and furnishings. 3. CZC set and application 4. Design Development site plan color rendering. 5. Design Development Phase Statement of Probable Cost. Design Development Meetings: 1. Attend two (2) Design Development phase public meetings, 2. Minimum five (5) staff meetings. Construction Document Phase: The Land Group shall prepare construction documents which will demonstrate the detailed layout, materials and detailing of all project features. The construction documents shall include the following: 1. Site Demolition Plans —The Land Group will prepare site demolition plans & specifications in accordance with current industry standards and local agency requirements. Architectural Design — Insight Architects will provide a complete CD set of drawings for a small restroom facility, similar to the Meridian Storey Dog Park site. The architect design set will include mechanical, electrical and structural design components. 3. Site Layout Plan —The Land Group will provide the final site drawings which indicate the required final location, sizing and layout of site elements including pedestrian circulation, vehicle circulation, sports fields, connection with street access, etc. The Land Group will provide necessary construction details demonstrating the required construction of all site elements specified. 4. Electrical Site Plans—The Musgrove Electrical Engineer will provide a site design and coordinate with Idaho Power for a transformer to power the restroom building, parking lot lighting (one pole) and irrigation pump station. 5. Grading and Drainage Plans —The Land Group will prepare site grading and drainage construction plans in accordance with current industry standards and local agency requirements. 6. Utilities — Sewer and water will be stub out from the Lost Rapids Drive access. TLG will tap from this location and delivered to the Park restroom building. The water line maybe as required for a water hydrant. 7. Landscape Design —The Land Group will provide design and drawings for specific plant material, layout, plant sizes, turf and details. TLG will also include detailed engineered soil specifications and recommendations. 8. Irrigation Design —The Land Group will provide an irrigation design and specifications for planter beds and turf landscape areas on the site. MaxiCom or similar controllers will be provided. 9. Irrigation Pump Station -TLG shall design an irrigation pump station and coordinate with the gravity water delivery. The site Is watered from the McMullan Lateral Users Association. We conceptually anticipate that the water Is from the McMullen Ditch at the south and delivered north to the site. The pump station will be Installed at the McMullan ditch and pressure irrigation pipe delivered from the south of the park site. 10. Specifications - The Land Group shall provide all required technical specifications for civil, landscape and irrigation improvements, 11. Agency Meetings and Submittals—The Land Group will assist required agency submittals for a building permit and engineering review. We will address any agency comments received. TLG anticipates to have meetings with ACHD, City Fire Department, City Meridian Planning Department, McMullan Later User Association, Idaho Power and Brighton Development. 12, Progress Submittals — The Land Group will provide progress submittals to the Owners as requested. We will address any owner comments received. 13. An updated Statement of Probable Cost will be prepared at the end of this phase of work. 14. Surveying — TLG will provide a complete topographic survey CAD base for 7.5 acre site to be used for the site layout design. The survey drawing will also Include the site property boundaries, plus show the proposed street frontage, site access, sewer and water utilities. Three (3) Construction Document Phase progress plan submittals. Suggest: 30%, 60% and 90% CD Submittals. 2. Construction Document Phase Statement of Probable Cost. 3. Project Technical Specifications. Construction Document Meetings: 1. Attend five (5) Construction Document Phase coordination meeting. ASSUMPTIONS Exclusions: 1. Civil Engineering for roadway improvements beyond the park ROW frontage. 2. Dry utilities including but not limited to: power, data, phone, gas, etc. 3. Geotechnical Engineer Report 4. Final Plats and required easements 5. Bid phase of project is not included 6. Construction Administration is not included REIMBURSABLE EXPENSES Reimbursable expenses are per the terms of the Master Agreement and shall not exceed $2,000 without prior approval from the Owner. TIME OF COMPLETION and COMPENSATION SCHEDULE Services shall be completed as needed in conjunction with Brighton Development, McMullan Lateral Users Association, Idaho Power, ACHD and other government agencies. The following schedule is based on a Notice to Proceed (NTP) from the City by January 2016 and resulting in Final Design being completed by October 2016. A NTP issued on a different date will change the schedule accordingly. The timeline for services is dependent upon the other agencies involved in the design, construction and coordination of the overall project.
