Sheryl Drive To Whom it May Concern: Robert Ormond is seeking approval to develop a veterinary clinic at the above referenced site. Mr. Ormond has operated Linder Pet Care at 1785 W. Cherry Lane for a number of years. His business has outgrown this location. In our opinion, a veterinary clinic at the proposed location (corner of Sheryl drive and Ten Mile) is an ideal use for this site considering the adjacent land uses. You might note that is only a block off Cherry Lane. There were no objections from adjacent land owners invited to the neighborhood meeting. Rather, they were very enthusiastic about the facility. The proposed building features a lobby, exam rooms, temporary animal housing, and offices on the upper level. It also includes a garage for his successful mobile pet care operation. Ultimately, Mr. Ormond desires to add additional licensed vets as the need arrives to serve the community. The development also includes a fenced yard area on the East side. Here, we are proposing a vinyl fence along the property line (adjacent owner proposed the idea) along with a parallel 6ft chainlink fence. The fenced yard is intended as a dog run and//or area that pets in recovery can exercise and be outside. The chainlink is necessary due to the maintenance and wear issues with pets (dogs) vs. vinyl materials. The surface of the fenced yard would be a permeable artificial turf. This is for health safety issues. Obviously, pets brought to the clinic are suffering from a number of conditions some of which mean feces and other dog excrement that could accumulate in the yard over time. The only meaningful (reasonable and practical) way to manage this is to have a surface that can be washed daily. This yard area will be screened from the neighbor by a vinyl fence and low water use shrubs along the parking lot frontage. We believe the turf will be sufficiently screened as not to call attention to itself. Related landscape improvements include a mix of conifer and deciduous trees along with a small variety of evergreen/ perennial shrubs and ornamental Pg.2 grasses. Lawn/mulched areas would be placed along Ten mile graded to absorb storm water. A monument sign will be place north of the sidewalk connecting Ten Mile to the entry area. The site parking area features permeable concrete pavers in the certain portion of the lot in order to facilitate drainage. A dumpster enclosure is not proposed. The facility will not produce sufficient waste/recycle material to justify it. Instead, garbage and recycle bins will be housed in the garage and brought to the curb weekly as is done by the residences in the subdivision. Outdoor mechanical equipment is screened with shrubs and placed along the north elevation where shown. Proposed building finishes include a finished grade block stone veneer (grey tones) with a stucco building exterior and stained wood siding in the upper 5ft of the building elevation along with white wood trim around the windows. A rendering will be provided in the future. We sincerely believe the community of Meridian will be well served by this facility.
