Josh,
Thank you for the staff report. We agree with the City’s analysis with the following comments and exceptions:
1.1.1.c – The property to the east is a gravel pit. It is not appropriate for cross access to/from that property given their
gravel pit and trucking operations. Please revise the condition to read:
Reciprocal cross access to the east will be granted when the property is annexed to the City of Meridian and is developed
as a compatible use.
The property to the west is under construction as a storage facility and is not required to grand cross access, unless it
develops as something other than a storage facility. We request similar language in our conditions. Please revise the
condition to read:
Reciprocal cross access to the west will be granted if the property is not developed with a storage facility.
1.1.1.d & 1.1.1.e – Due to off-site utility infrastructure improvements, the Amity Road landscape buffer and 10’ pathway
will be provided/required within six months of the sewer and water completion.
1.1.1.h & 2.1.2– We will connect to sewer and water when available. We request utility stubs be provided to the
property.
1.1.1.k – The existing buildings are over 130’ from Amity Road. The I-L zone requires a 35’ building setback from the
street. Because the existing buildings are set back almost 4 times the required distance, we request that the existing
structures and parking areas be able to remain as-is until redevelopment of the property and not have to be redesigned
and modified to meet current design review standards at this time. Additional plant ings along Amity will be provided as
a visual buffer. All future development shall be consistent with the design standards and ordinances in effect at the time
of development.

5.1 – The pathway will be constructed after utility connections are made.
7.1.2 – Widening and improvements to Amity Road will occur after utility construction and connections are made.
7.1.3 – Please confirm the 10’ multi-use pathway required in condition 5.1 is in lieu of the 5’ concrete side walk required
by ACHD. Confirm that both are not required.
7.1.4, 7.1.5, 7.1.6 – These conditions are applicable to future development.
We are preparing a site plan showing the phasing of site improvements and conditions. I hope to have that to you
tomorrow.
