To the City,
On behalf of Verdad Real Estate in cooperation with Starbucks, Inc. we are pleased to submit our
request for a Conditional Use Permit. The CUP is required to allow the development to have and
maintain a drive through window associated with the building and development when within 300' of
other like structures.
The proposal is to construct a 2,200 sf free standing single story building, with a drive through window.
The facility will be a Starbucks Coffee Shop.
The site plan associated with this development shows19 parking spaces inclusive of 2 accessible spaces.
The drive through facility will account for a 7 car stack and provide for a "bail-out" within 100' of the
window. The access points are all internal to the development. One access point is currently constructed
and shared with a local business. The bailout access and northwestern access shall be constructed.
The project prides adequate landscape strips, plantings and irrigation as required by code, ordinance
and recorded covenants and restrictions for the overall subdivision.
We are confident that the project, site plan, landscape plan and architecture compliment the area and
meet the intent and spirit of code and ordinance. We humbly request approval of the sought CUP for
the drive through window,
