Broadway Avenue Meridian, ID 83642 Subject:H-2015-0046 Brinegar Prairie Subdivision Annexation, rezone and preliminary plat Revision per City Council hearing on 3/15/16 Dear Josh: Attached is a revised preliminary plat for Brinegar Subdivision that reflects our understanding of the changes suggested by City Council at our public hearing on March 15, 2016. This revised plat shows all the lots along the southern border to be a minimum or 8000 sf. To accomplish this change we have removed 3 buildable lots from the plat and made one open space lot, Lot 31, Block 1, a bit smaller. This change results in the following; Average lot size is now 6519 square feet (was 6298 sf) Gross density is now 4.11 dwelling units per acre (was 4.25 du/ac) Net density is now 6.68 dwelling units per acre (was 6.92 du/ac) Based on comments from Council members, the plat now summarizes the usable open space as 3. 13 acres, or 13.8% of the 22.60 acre site, which is above the 10% minimum requirement. Please note that over 16% of the site is allocated as common lots/open space. We feel this revised plat shows the changes that were discussed at the Council meeting and look forward to your staff review. We also want to thank the City Council and the staff for scheduling the continuation of our hearing to a special date of March 29, 2016.
