To Whom It May Concern:
Please find attached the Conditional Use Permit Application for the Dance Arts Academy
Tenant Improvement. The project is located at 2989 E Copper Point Dr., in the Bonito
subdivision. The exact location is Township 3N, range 1 E, and Section 20, Parcel #
R1022780030 and is zoned C -G. This project will consist of using a part of the existing building
to house a preschool that will work closely with the existing dance studio to teach children
important life and motor skills.
The reason for the Conditional Use is to get the "Daycare' Assembly Occupancy approved in
the existing C -G Zone. The tenants project that the Classroom will not have more than 18
students at any one time.
No architectural changes will be made to the exterior of the building. Nor will there be any
changes to the site, parking, or landscape. The interior improvements are minimal and will
include preparing an existing room in the building to become a classroom.
We hope this project will be acceptable to the planning department. We feel that this project will
create a positive impact in the area and fulfill the needs of the tenants and their clients, as well
as be of service to the community.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public bearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
