Narrative of the Proposed Project
Project Name: 4379 N Locust Grove Annexation
The one acre site, parcel R1608650271, located at 4379 N. Locust Grove Road,
Meridian ("Parcel') currently has a single family home on the northern portion of the
Parcel and is vacant land on the southern portion of the Parcel. The Parcel is zoned
RUT in Ada County. The developed property (office building) to the immediate south of
the Parcel is zoned L -O in the City of Meridian and is owned by the same company
that owns the Parcel.
The proposed project would involve the following various steps or phases:
1) annex the Parcel into Meridian with LO zoning;
2) make a boundary line adjustment by moving the South boundary line of the
Parcel to the North so that the lot with the single family home is around 116
feet from North to South and thereby having the existing office building and
vacant land on one lot (see the copy of the site plan attached hereto);
3) build an office building or expand the existing office building on the vacant land
that is on the North part of the new lot; and
4) leave the single family home as is for the present but with the intent in the
future to remodel or raze and build a new building on that lot.

The purpose of the neighborhood meeting is to provide information about the application for
annexation and rezone of a 1 -acre site, parcel R1608650271, located at 4379 N. Locust Grove.
A representative of the owner will be at the meeting to answer your questions.
The owner of the property will be submitting an application for annexation of that site into the
City of Meridian along with a re -zone to LO -D. The application will also include some boundary
line adjustments that will affect the office building located at 4334 N. Bright Avenue. The goal
of the owner is to build an office building on the vacant portion of the 1 -acre site. The new
office building would be similar in size and appearance as the office building at 4334 N. Bright
Angel Avenue.

Comments from the neighbors:
• Traffic was the big concern.
The Clarks live directly on N Locust Gove and have a challenge pulling out onto Locust Grove
because of heavy traffic (they have lived there for 50 years).
A Yvonne lives on Star Drive in the subdivision and finds it hard to get onto N Locust Grove
from Star Drive during some times of the day—especially when turning north onto Locust
Grove.
Yvonne suggested a traffic light at the intersection of N Locust Grove and Star Road
I informed them that ACHD does have plans in the future to widen N Locust Grove but that I
had no information about the time or particulars of their plans.
• The electric magnetic fields created by the power lines and use of electricity were a concern to
Gerald Clark. He opposed any growth that would increase the use of electricity in the area.
