Dear Planning Staff:
erstad ARCHITECTS is pleased to submit the attached Design Review Application and supporting
materials. The proposed project is a 1,346 square foot Black Rock coffee shop with a drive-thru. The
narrative below will describe how the proposed building complies with the Meridian Design Manual and
UDC 11-3A-19 guidelines, as required for Design Review.
1. The architectural character of the building is in line with the Black Rock brand, as well as the
standards provided by the City of Meridian. These include:
a. The building facades are broken up with changes in material, roof height modulation,
and signage. Canopies and the stucco bands help define a pedestrian scale.
b. The West and East elevations highlight the primary public entrances with material
changes, which project slightly from the building face. Canopies also protect patrons
from weather as they pass through the entrances.
c. Rooffines are formed by parapet caps that modulate from 22'-0" for the storage area to
18'-0" and 14'-0"at the main entrances.
d. The majority of the building exterior is stucco and a wood siding (or alternatively a
porcelain tile that has a wood look). The stucco facades are broken up with control
reglets joints. As previously mentioned, canopies are over the windows and entries. The
Black Rock signage can be found as raised elements providing additional design interest
to the elevations.
e. All of the rooftop equipment will be screened by the parapet.
2. Materials: The exterior material is primarily stucco, highlighted by wood cedar siding. The
stucco is broken up by using reglets to create horizontal modulations. This is further defined by
the wood cedar siding. Canopies shade the windows and highlight the entrances.
3. Site Design + Parking: The proposed site design consists of one drive aisle on the North side of
the building. The parking was designed to connect into the balance of the complex with parking
stalls on the north side of the building. There is also a common access drive which leads to a
drive-thru lane adjacent to the parking and patio of the second entrance on the east side of the
building.
4. Pedestrian Walkways: A concrete sidewalk connects to the existing sidewalk along Chinden
Blvd. and links all entrances to the building. Where it crosses the drive-thru lane, it is
differentiated with stamped concrete. The width of the sidewalk surrounding the building and
leading in from the parking lot is 4'-6" wide, allowing ample space for pedestrians walking in
either direction. The sidewalks lead to larger concrete patio spaces outside each entry. The
patio on the West side of the building is 10'-0" X 7'-6". The patio on the East side of the building
is 12'-6" X 33'-9" and also doubles as the outdoor patio space for the business.
