Project Narrative:
This application is to rezone Parcel R606600165, located at 907 NW 2nd Street, Meridian, ID 83642 from
R-4 to 0-T. Rezoning this parcel to Old Town is in compliance with the Planning Departments future land
use map. There is no planned change in use for this parcel. It will remain a residential 4 unit apartment
complex for the foreseeable future. The reason for this rezone is described below.
The Public Works Department will be installing a new sewer line in NW 2"d street and abandoning the
old sewer line in the alley between NW 2nd and NW 3`d. The sewer services for the properties along NW
2nd will be rerouted to flow into the new sewer main in NW 2nd street. A new sewer service cannot be
installed to serve 921 NW 2"d entirely within the property lines of 921 NW 2nd without causing damage
to landscaping and disruption to tenants that is unacceptable to the property owner. The property
owner has thus requested that the sewer service line to the building at 921 NW 20d run through the
adjacent property, 907 NW 2"d, which he also owns.
The Public Works and Community Development Department have determined that is an acceptable
solution for serving the building at 921 NW 2nd if the two parcels (907 and 921 NW 2"d) are combined.
The owner of the properties has agreed that combining the parcels is the best solution. To conduct the
necessary property boundary adjustment to combine the parcels they must be in the same zone. The
planning department has requested that 907 NW 2"d be rezoned to Old Town to match 921 NW 2"d
rather than rezoning 921 to R-4.
Once the Rezone for this property is complete, a property boundary adjustment application will be
submitted to combine the parcels. This will allow new sewer service lines to be installed to both
buildings in a location that is acceptable to the property owner.

Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
