Dear Madam Mayor and Members of the City Council:
On behalf of the applicant, Volante Investments LLLP, we provide the following response to the above referenced
Staff Report.
We accept the conditions of approval as stated in the Staff Report with the exception of the following items.
1. Section VII and Exhibit B -1.1.1(a). Residential Requirement. We ask that the 20% residential
requirement be waived as recommended by the Meridian Planning and Zoning Commission.
2. Section IX A-2 -Preliminary Plat —Access and Exhibit B -1.1.1(f). We ask that the cross -access easement
for the benefit of the Maverik Country Store be waived. The Maverik property functions well as currently
configured and allowing access from an interior street to the Maverik parcel could have a detrimental
impact on the adjoining parcel due to increased traffic.
3. Exhibit B— 2.2.1. We ask that the water main requirement be revised as proposed by Staff and as
recommended by the Planning and Zoning Commission.
4. Section IX (A)(2). Preliminary Plat. Landscaping. We ask that the installation of all landscape buffers,
including the 50' 1-84 buffer, be deferred until the time of lot development which is consistent with the
installation of landscape buffers on local street which are to be installed at the time of lot development.
5. Section IX (A)(2). Preliminary Plat. Fencing. The existing fencing which is a 6' vinyl fence around the
Northwest Pipeline site will remain in place as will the existing metal post fence along the north boundary.
There is no plan for a new 6' vinyl fence. Any future fencing will be subject to any necessary approvals
from the City of Meridian.
