City of Meridian Conditional Use Permit Application Narrative

Applicant proposes to construct a 500 SF stand-alone Dutch Bros Coffee building with a single
sided drive thru on the Southeast corner of E. Calderwood and Meridian Road.
A modification to the Development Agreement is intended and will include extending the hours
of operation to be as follows: 5:00am to 11:00pm.
The property which consists of 23,444 SF is currently zoned C-G and a drive thru is permissible
with a Conditional Use Permit because the subject property is within 300’ of a residential
property.
A Neighborhood Meeting was held on Friday, December 4, 2015. Property owners within 300’
of the subject property were notified of the meeting by US Mail. The Applicant, Applicant’s
Representative, and Jeff Yarnall with Dutch Bros Coffee was present at the meeting. There
were no notified property owners in attendance and there was not contact by phone or email
with concerns by any property owners.
A site plan has been submitted with the Conditional Use Permit Application.
