As you know, the original Granton Square annexation, zoning, and preliminary plat applications were approved in 2015 (file numbers PP -14-019 and AZ -14-01S), and those approvals included the subject parcel. At the time, there was an existing house on the site and the developer was unsure as to whether or not he would keep the house and renovate it, or remove it and plat 2 buildable lots in its place. The preliminary plat approval allowed for either option with the caveat that the final plat application reflect the developer's decision on the matter. At the subsequent final plat submittal, the developer made the decision to keep the house and renovate it, and the larger lot containing the house was platted accordingly. Since that time, the developer has coordinated with various contractors to discuss logistics and obtain estimates for the necessary renovation work. Ultimately, he realized that even after very costly renovations, the house would not aesthetically blend with the rest of the development, and the house was removed. In light of this, it is now the developer's desire to split the underlying lot into 2 buildable lots as was allowed by the original preliminary plat approval. As you will see on the attached plats, this resubdivision will include a total of 2 buildable lots and 1 common lot on 0.28 acres. The average buildable lot size will be approximately 5,727 sf, which is consistent with the surrounding lots and in conformance with the existing R-8 zoning designation. The common lot along the southern boundary of Block 2 will be extended for continuity and will be planted with grass and trees. Further, the developer has coordinated with the City and ACHD regarding the utility reconfiguration to accommodate the additional buildable lot, and the construction plan forthis work is included with this submittal. At this time, there are no known health, safety, or environmental problems that currently exist or that will exist as a result of this resubdivision.
