The property is zoned RUT in Ada County. The property is in the City of Meridian area of impact with a
future land use map (FLUM) designation of Mixed Use Non -Residential (MU -NR).
We propose to annex and zone the property to I -L in the City of Meridian. The I -L zone is consistent
with the FLUM and the surrounding properties and uses.
The property to the north across Amity Road is zoned RUT in Ada County and operates as a large
storage facility. The property to the east is zoned RUT in Ada County and operates as a gravel mine.
The property to the south is owned by the City of Meridian and, as I understand, is planned as a future
water tank location. The property to the west was recently annexed to the City with an I -L zone and is
being developed as a storage facility.
The access to the site is via an existing approach on Amity Road. No change to the access is proposed.

There are several buildings on the property that are proposed to remain and operate as a contractor's
office and yard. The property has been unoccupied for several years. To operate as currently
constructed/improved (contractor's yard) requires a Conditional Use permit with Ada County.
In Meridian's I -L zone, a contractor's office and yard are a permitted use.
City water and sewer are planned to be extended to the property. Water will be available the fall of
2016, and sewer the fall of 2017. The building will connect to city services when available. It is our
intent that the existing buildings will operate on their existing well and septic system until such time as
City facilities are available for connection.
A concept site plan is included for future development. Conceptual elevations are included in the
application package. The specific design and materials will be finalized with staff during the design
review process.
A large gas main and easement bisects the southern portion of the site. Development in this area is
limited due to this gas line. This area is proposed as a contractor's yard.
