Since the Planning & Zoning Commission hearing on February 18, 2016, the applicant has
submitted a revised preliminary plat in accord with Commission's recommendation. As a result of
that recommendation, the following changes were made to the plat:
• The inclusion of two additional common lots (Lot 7, Block 1 and Lot 9, Block 3).
• The realignment of N. Swainson Ave. to the east in accordance with ACHD policies (Street
has been renamed to N. Warwick Ave.).
• Realignment of the interior streets to meet the block length requirements of the UDC.
• The applicant increased the number of lots and reduced the lot sizes along a portion of the
southern boundary.
Staff has reviewed the revised plat and recommends that Council revise or add the following
conditions of approval:
• DA provision 1.1.1b, should read "Because several of the lots front on arterial or collector
streets, all of these homes shall receive n .. t:a ,,.t., of Zoning l+,.«...,:..., . and D :.. :...
planning division approvals prior to issuance of any building permit. These lots include Lots 3-
15, Block 1; Lots 2 -15 and 26, Block 2."
• Condition 1.1.3e should read "Lots 7, 19, and 34, Block I ret !,bet , 6ret 42 Bleek , ret , ,
Bleek 2 and Tet ° Block 3 shall be constructed in accord with UDC 11. ,,3A-8 and UDC 11-3B-
12."
• New condition 1.1.3h to read "The applicant shall submit a revised landscape plan consistent with
the revised preliminary plat at the time of final plat application."
• New condition 2.1.3 to read "Applicant shall be required to construct an 8 -inch diameter sewer
main from the existing manhole in W. Chateau Drive through common Lot 7, Block 1 as
proposed. The width of the common lot shall be a minimum width of 20 feet.
Staff approves of the revisions made to the plat as they comply with UDC standards.
