We have reviewed staff comments for the Planning & Zoning Commission meeting of March 3,
2016, and have the following responses:
1. PLANNING DEPARTMENT
1.1 Site Specific Conditions of Approval
1.1.1 The applicant will comply.

c. The applicant objects to providing a second stub street.
1. We contacted the owner of Parcel S1224223260, who was not
interested in cooperating with our client to eliminate the strip of land. This parcel is
independent of the subject site and beyond our control.
2. The location of the stub street as shown on the preliminary plat was
requested by the property owner north of the subject site. The location as proposed
complies with the block length. An additional stub street would be redundant, too
close to Linder and would not be beneficial due to the configuration of the Gray
parcel.

2. PUBLIC WORKS DEPARTMENT
2.1 Site Specific Conditions of Approval
2.1.1 The applicant will provide the requested water main easements to Sagewood
Subdivision and the school site. However, a connection to the 12-inch water main at
Calderwood Court cannot be provided because W. Kodiak Drive is paved and the
extension would require cutting of a new street. ACHD discourages cutting streets
less than 5 years old and requires a waiver to do so.
2.1.2 The applicant will pay their pro-rata share on the August 24, 2007 Sanitary Sewer
Reimbursement Agreement. However, we verified with staff that the surplus
property purchased from the West Ada School District is not subject to latecomer

fees or reimbursement, as the School District property was excluded from the
agreement.
