The Oaks South Subdivision No. 4
Final Plat Project Narrative
Coleman Homes LLC hereby applies for final plat approval of the Oaks South Subdivision
No. 4, containing 46 single-family residential lots and 7 common lots on 17.99 acres in an R-4
zone. This phase of The Oaks South lies south of W. McMillan Road and west of N. Black Cat
Road. North of the site is The Oaks South Subdivision No. 2; south of the site is Five Mile
Creek, and east of the site is land slated for future phases of The Oaks. The gross density of the
final plat is 2.56 dwelling units per acre, with a net density of 4.37 dwelling units per acre. The
minimum property size is 9,640 square feet, with an average lot size of 9,956 square feet.
A total of 4.37 acres of open space is provided with this phase of the project, for a percentage of
24.2 percent. A multi -use pathway will be provided along Five Mile Creek with landscaping and
fitness stations incorporated into the design.
The preliminary plat was approved by the Meridian City Council on December 17, 2013. The
central park, pool facility and pressure irrigation pond were constructed with The Oaks South
Subdivision No. 1. The final plat is in conformance with the approved preliminary plat and meets
all requirements or conditions thereof. The final plat conforms with all requirements and provisions
of the UDC and was prepared in conformance with acceptable engineering, architectural and
surveying practices and local standards. The property was annexed under Ordinance No. 14-1602,
which was recorded as Instrument No. 114030973. The applicant also entered into a modified
Development Agreement, recorded as Instrument No. 14030972, records of Ada County, Idaho.
The Oaks South Subdivisions Nos. 1 and 2 were signed by the Meridian City Engineer on March 5,
2015, and were recorded on March 13, 2015. The final plat for The Oaks South Subdivision No. 3
was approved by the Meridian City Council on January 15, 2016.
