This phase of The Oaks South lies south of W. McMillan Road and west of N. Black Cat Road. North of the site is The Oaks South Subdivision No. 2; south of the site is Five Mile Creek, and east of the site is land slated for future phases of The Oaks. The gross density of the final plat is 2.56 dwelling units per acre, with a net density of 4.37 dwelling units per acre. The minimum property size is 9,640 square feet, with an average lot size of 9,956 square feet. A total of 4.37 acres of open space is provided with this phase of the project, for a percentage of 24.2 percent. A multi -use pathway will be provided along Five Mile Creek with landscaping and fitness stations incorporated into the design.
