On behalf of Creekstone Meridian LLC please accept the attached Final Plat Application for
Creekstone Subdivision located at 3800 West Pine Avenue.
In compliance with the approved Preliminary Plat PP -13-029 and the associated Annexation AZ -13-
013, the final plat submitted with this application conforms to the Site Specific Conditions of
Approval as follows:
1.1.1 — Lots 8-11, Block 2 shall have 30 -feet of frontage in accord with UDC 11 -2A-
3131:

3B1: The lot frontages for these lots have been changed to reflect this standard. The
new frontages range from 30.28 feet to 46.08 feet.
1.1.1— Common Driveway: The area at the northwest corner of the site — Preliminary
Plat Lots 1-7, Block 1, has been reconfigured in conjunction with ACRD. The shared
driveway has been removed and each lot now has direct street access. At the rear of
these lots is a storm water detention facility.
1. 1.2 — Landscape buffer adjacent to Pine Avenue: Landscape buffers adjacent to Pine
Avenue are shown on the updated and revised Landscape Plan.
1. 1.2 — Mitigation Plan: A mitigation plan has been prepared by a Harvest Design and
is submitted with this application packet.
1.1.2 — Landscape Median in N. Clearstream Way: A landscape median is shown on the
Landscape Plan.

1. 1.2 — Minimum Open Space: Surveyor calculations indicate there is a total of 1.10
acres of open space. These calculation sheets are included in the submittal
