Joe,
Yes, I can see how that would be confusing. The city is aware that there was a building constructed on the site. This staff
report is stating what the current situation on the site is, as well as what this staff report is reviewing. This report does
not authorize construction of anything, but is reviewing the subdivision of the land. You'll need to come back for an
additional planning approval prior to construction of anything on the site.
Fencing is contingent on the design of the site, such as placement of the building, open space, etc. We review those
requirements with the CZC approval. That is a pretty standard condition.
Yes, we do not expect you to meet these requirements until you construct something on the other three pad sites.

I have reviewed the staff report for the subject project. I have one comment and a couple of questions for clarification.
Comment: I noted on page 2 of the report in the second paragraph of VI.C. the statement of "The buildings have not
been constructed". And then in the following paragraph it is noted that a CZC was approved to construct a 4,020 square
foot building on the site. It may not be clear that a building was constructed on the southeast lot, Lot 1.
Question: On page 2, Exhibit B, 1.1.4, regarding fencing, since this is a site specific condition of approval, what fencing
would be required?
Question: On page 2, Exhibit B, 1.2, General Conditions of Approval, since no construction is planned for the subdivision
itself (all services are currently available), we presume these conditions would be required to be met when permits for
buildings were applied for? It would seem that these conditions would be best met with building construction to conform
to the building plan.
