11-3G-3A Common Open Space and
Site Amenity
Requirements
For large developments the additional 5% open space
can be a large quantity of land. Should the amenity
allowance for additional open space be proportional to
the size of the development?
1. The total land area of all common open space that meets the standards as set forth in subsection B of this section shall equal or exceed ten percent
(10%) of the gross land area of the development, except for the following:
a. For residential develop ments with residential lot sizes averaging twelve thousand (12,000) square feet or more or developments within a quarter
(1/4) mile of a City regional park or an eighth (1/8) of a mile of a City community park shall only comply with the site amenities in accord with
subsection C.
b. A reduction to qualifying open space may be allowed if the amenities proposed for the development are greater than require d in section A.2
above, as determined by the Director. In no case, shall the development contain less than five percent (5%) of qua lified open space.
11-3G-3C Qualified Site Amenities Including language that would allow the reduction to open
space if a certain number if amenities is provided in lieu of
qualifying open space set forth subsection B.
C. Qualified Site Amenities: Qualified site amenities shall include, but not limited to, the following:
* Indicates which qualifying amenities are eligible to seek a reduction to the qualifying open space.
1. Quality of life amenities:
a. *Clubhouse greater than 500 square feet including at least two (2) additional qualifying amenities constructed on the same qualifying open space as
set forth in subsection B.
b. *Fitness facility greater than 500 square feet including at least two (2) additional qualifying amenities constructed on the same qualifying open
space as set forth in subsection B.
i. *Neighborhood business center meeting the following standards:

a. *Swimming pool, a minimum 500 square feet in area, including at least two (2) additional qualifying amenities constructed on the same qualifying
open space as set forth in subsection B.
