Caleb Hood, Planning Division Manager Community Development Services Meridian City Hall RE: Paramount North Forty Preliminary Plat I Paramount Veranda Final Plat Dear Mr. Hood: On behalf of Brighton Investments, and in support of the pending Paramount Northeast Assisted Living application, file CUP (H-2015-0008), I am pleased to submit the following subdivision applications: • Paramount North Forty Subdivision, a 40.5 -acre preliminary plat for the area south of Chinden Boulevard to Director Street, between Fox Run Way and Meridian Road, as annexed and zoned C -C and TN -C in 2013 (AZ -13-005). • Paramount Veranda, the 4.9 -acre, single -use final plat for the referenced assisted living complex. Specifically, • North Forty ❑ Three building lots are proposed (Lots 3, 5 and 6), of which, Lot 3 becomes "Veranda," the phase 1 assisted living final plat (graphics, following page). Lots 5 and 6 are subject to future subdivision applications for age -qualified and townhome projects, currently in the detailed planning process. ❑ A 30 -foot wide parcel adjacent to Chinden (Lots I and 8) has been reserved for ROW acquisition by the Idaho Transportation Department for future roadway widening. ❑ Common lot buffers (Lots 2, 4 and 7) are provided along Fox Run, Chinden, and Meridian Road. Landscape and pathway improvements along the Chinden and Meridian Road street frontages will be phased to coincide with the adjacent development through future applications. For example, Phase 1— Veranda, will include the required 20 -foot landscape buffer along its Fox Run frontage as well as the ls` phase of the Chinden 10 -foot regional Page 1 pathway within the already -completed, 675 foot -long landscape buffer shown in the second graphic, below.
