To Whom It May Concern,
Please find attached the Conditional Use Permit Application for the Shine Bright Tenant Improvement. The project
is located at 2825 S. Meridian Rd., in the Strada Bellissima subdivision. It's exact location is Township 3N, range
1W, and Section 24, Parcel # R8186120490 and is zoned L -O. The project will consist of improving a vacant
portion of the Strada "L" building to house a business where children are taught practical life skills, and a business
where women are coached on fitness, nurtrition, etc. The tenant improvement will include the associated storage
and required restmoms, as well.
The reason for the Conditional Use is to get the `Exercise" Assembly Occupancy approved in the existing L -O
Zone. The tenants project that the Classroom will not have more than 12 students at any one time and the Exercise
space will never exceed 15 occupants.
The architectural changes to the exterior of the building would include the demolition of (1) set of existing
windows and in their place, the addition of an alarmed second exit with concrete pad. The interior improvements
include standard dividing walls to frame out the separate spaces and a sound wall to provide a noise barrier
between the current tenant and the proposed. All parking, sidewalks, landscaping, and other site improvements are
existing.
We hope this project will be acceptable to the planning department. We feel that this project will create a positive
impact in the area and fulfill the needs of the community as well as the tenants.

We're going to be submitting a project to finish out the empty portion of the Strada Bellissima Building
L at 2825 S. Meridian Rd. Currently, we're also going through the Conditional Use process in order to
get the "Exercise" use approved for that zone, but things appear to be going smoothly with that. I've
estimated occupants based on code but the new tenants state that their business will not have more
than 29 occupants (including themselves) at any one time — so I don't know how that will impact your
"trips" estimate. Please let me know if you need any more info.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
