Final Plat Application
Project Narrative
On behalf of 4345 Linder Road LLC, we hereby apply for a final plat with 43 total lots
consisting of 35 single-family residential lots and 9 common lots on 15.17 acres for Decatur
Estates Subdivision No. 1.
Recently annexed with an R-4 zoning, the project will connect to the existing sewer and water main
lines in Bridgetower Crossing Subdivision No. 11 with a redundant connection to the existing 12 -
inch water mainline in Linder Road. Gross and net densities for this phase of the project are 2.31
and 3.31 dwelling units per acre, respectively. The minimum lot size is 9,842 square feet, with the
average lot size being 11,363 square feet. A total of 1.50 acres of open space has been provided, or
9.89 percent of the site. Landscaping within the development includes landscaped parkways and a
perimeter arterial buffer. The project consists of low-density, single-family lots and has been
designed to be compatible with Bridgetower.
Access to the property is provided from N. Linder Road and continuation of stub streets within
Bridgetower Crossing Subdivisions Nos. 11 and 15. The development has aligned the residential
collector of Baldwin Park (W. Monument Drive). The existing transportation system is in place and
adequate to serve this project. As designed, the site has excellent internal circulation and access to the
public road system, which has adequate capacity to accommodate the trips generated by this
development.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 15-1649, and a development
agreement was recorded as Instrument No. 2015-061374.
