Narrative Letter:
Please find the attached a Conditional Use Permit Application for the Una Mas LLC Site / Una Mas Subdivision.
The project is located at 3490 E. Tecate Ln. Meridian, Idaho. Parcel # R8803510032 and the Zone is C -G. The
project will consist of an approx. 2,000 sq. ft. drycleaner with approx. 1,400 sq. ft. speck. building with drive -thin
neUdesign Architecture has designed the drive thru to meet all the requirements of the City of Meridian's drive
thru requirements. Also, this facility will meet all the required parking requirements by providing (14) parking
spaces with (1) bicycle space. Both buildings will follow the City of Meridian Design Standards and City of
Meridian Design Manual. The applicant for each building will submit to the City of Meridian the required
Certificate of Zoning Compliance Application and the required Design Review Application.
We have shown landscaping to enhance the building design which will be consistent with good practices and will
have a variety of plant materials. The landscape plan will have similar soft and hard surfaces as the existing
surrounding buildings.
The site lighting will be done with lights from the building. All wall mounted exterior light fixtures will transmit
the light downward towards the parking only.
We hope this project will be acceptable to the planning department. We feel that this new building will add to the
quality of architecture and distinctiveness of the area, also fit the needs of the owners.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
