RE: STAFF REPORT RESPONSE — RZ-15-012; PP -15-016; CUP -15-017 — EASY JET Dear Ms. Watters, We are in receipt of your staff report for the October 15, 2015, Planning and Zoning Commission meeting. In general, we are in agreement with the conditions outlined in the staff report; however, there are a few items we would like to clarify: Page 22, conditions 1.1.10.a and 1.1.10.b — refers to building elevations and adding stone/masonry accent applied to 50% of the available wall length at a minimum height of 24 inches on street facing elevation. Understanding the intent is to provide the most aesthetically -pleasing elevations, we would like to make sure there is some flexibility with this requirement in how the accents are applied. For example, there may be an area of the building where it would make sense to place accents up to 48 inches in some places, and none in some areas. Based on our discussions, this would be acceptable as long as we provide a minimum area as indicated in the condition of approval. • Page 22, condition 1.1.10.e — refers to integrating the stairwells internal to the buildings. Understanding the intent is to provide the most aesthetically -pleasing elevations, we would like to propose allowing the stairwells to be open, but designed as attractive entryways. Closed in stairwells can have the unintended consequences from a functional and aesthetic standpoint, giving it a musty and closed in feeling, along with the appearance of a closed -in, less -welcoming building. As previously indicated, we are in agreement with the conditions outlined in the staff report, and we look forward to updating our plans to reflect them.
