The application is for one drive through service window on the south side of the proposed building, a single story, 2,663 square foot retail structure intended to be used as a Blimpie Restaurant. The overall property faces Main Street, and is a very prominent location within the City. The application represents full development of the site, incorporating both Urban and Suburban Design Guideline elements. We are excited about the application on a number of levels including developing the current use of an unimproved dirt lot into an aesthetically pleasing and vibrant retail project. We have included documentation showing the overall site, as well as the subject structure, including tree placements, and site design accommodating the access to the service window. The building has been designed using a combination of materials from clay masonry brick, manufactured stone veneer, prefinished steel panels, stucco/eifs, aluminum awning frames with fabric awnings, and pre -finished aluminum storefront and window systems. All of the materials are represented in the elevation/renderings. We have worked to address all of the issues relative to such a tight location with multiple design guidelines and overlay requirements, and feel that this project with the CUP will be an exciting addition to the city fabric, both in design, and energy.
