Re: Support of Sinker Stores conditional use requests

Linder Springs Town Homes complex is aware that Stinker Stores is requesting conditional use
for the following items:
Drive through
Landscape barrier less than 25' from adjacent residential property
24 hour operation
Charley Jones (Owner) and Steve Watts (COO) of Stinker met with our team on June 3rd, 2015.
Together we reviewed site plans, addressed questions and agreed on a plan that we feel will
compliment the Paramount Marketplace development. Stinker addressed questions about traffic
flow, access, lighting, sound from the drive through speaker, and safety. With their agreement to
control lighting using directional fixtures and mitigate noise with 6' sound barriers and speaker
placement, we support the conditional use requests for the drive through and 24-hour operation.
Additionally, we are comfortable with the landscape buffer outlined in their site plan being less
than the 25' planning and zoning requirement for adjacency to residential property. Stinker will
stripe a walkway between the store and apartment building to mark a safe walkway between
locations. The Stinker plan will be consistent with that of Sonic and we agree that with shared
access through the complex, Stinker should be granted the same consideration on this and all
requests listed above.
Following our attendance of the neighborhood meeting on June 25th, 2015 and further review of
recent site plans, it is our position that a Stinker Store at this location would be complimentary to
both residential and commercial neighbors while providing needed services to Meridian.
