RE: Preliminary Plat for Trilogy Subdivision
Dear Commissioners and Council Members:
We are respectfully submitting a preliminary plat for Trilogy Subdivision, which is a single family
residential neighborhood on 28.16 acre. This project is located near the southeast comer of Chinden
Boulevard and Blackcat Road.
The Trilogy Subdivision preliminary plat was originally approved on November 8,', 2006 (PP -06-
032), and has since expired. The proposed new preliminary plat keeps the basic design without the use
of four private streets in the original design. The original approval was for 145 buildable lots the new
design has 144. There is two pocket parks located within a short walking distance of the all the
residential lots in the neighborhood. This design provides for connectivity to the surrounding proposed
and existing neighborhoods in three different locations.

Dear Commissioners and Council Members:
I am respectfully requesting approval of a Development Agreement Modification for the AZ 06-032/
Trilogy Subdivision. The site is 28.16 acres in size, zoned R-8, located near the southeast corner of
Chinden Boulevard and Blackcat Road. Trilogy Subdivision is a proposed single family development
with 154 total lots; 144 buildable, and 9 common lots and one right of way lot.
The original preliminary plat has expired and after modifying the plat to comply with current zoning
and public works policies and codes, we find the need to also modify the development agreement. The
original Development Agreement (DA) was recorded on 2/22/2007 with instrument number
107025553. Due to the changes to preliminary plat and new conditions of approval we now need a
DA Mod to replace old Exhibit B with the new revised preliminary plat and the conditions of
approval.
We look forward to working with the City on this Development.
