The Kentucky Villas Subdivision is a proposed 10 lot development in South West Meridian at the intersection of West Victory Road and South Kentucky Way. The development consists of two separate parcels and totals approximately 3.87 acres. The two parcels R4882810020 and R4882810018 are under separate ownership. C4 Investments owns parcel number R4882810020 (approximately 2.64 acres), while R4882810018 (approximately 1.24 acres) is owned by Alexandria McNish. Ms. McNish has agreed to participate in the Kentucky Villas Subdivision application process which proposes to subdivide her parcel into three (3) lots. Ms. McNish currently lives in the existing house on her parcel which will remain and be located on one of the subdivided lots. C4 Investments owns the second parcel and proposes the development of five (5) additional lots for detached single family housing. Two additional lots are common lots of which one will be the private, gated drive off of South Kentucky Way. The second common lot is an existing ACHD storm drain easement which will remain and continue its use as a drain easement. The property's current zoning, medium low-density residential district (R-4), allows for a maximum gross density of four (4) dwellings per acre. The parcel owned by C4 Investments LLC has 2.81 acres of water rights via the Sundell Lateral, as confirmed by the Boise Project Board of Control. However delivery of this irrigation water is not possible due to location and access. Therefore, C4 Investments LLC respectfully requests waiver of Meridian Code 9-1-28: Pressurized Irrigation System, to provide a pressurized irrigation system at this development.
