Final Plat
Written Narrative
Isola Creek LLC hereby applies for a final plat of 25 single-family residential lots and 2 common
lots on 9.85 acres for Isola Creek Subdivision No. 3.
Isola Creek Subdivision No. 2 is north of the site, recording of which will be complete this month.
Portions of Bridgetower Crossing Subdivisions Nos. 1, 2 and 3 are east and south of the site, and
future phases of Isola Creek Subdivision lie west of the site. The gross density of the final plat is
2.54 dwelling units per acre, with a net density of 3.40 dwelling units per acre. The minimum lot
size is 11,091 square feet, with the average property size being 11,843 square feet. The primary
amenities, including a pool and pool house, were constructed in the first phase of the project.
The preliminary plat was approved by the Meridian City Council on December 18, 2012. Isola
Creek Subdivision No. 1 was recorded on November 12, 2013. Isola Creek Subdivision No. 2 is
constructed and the final plat will be recorded this month. The final plat of Isola Creek Subdivision
No. 3 is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. U-1545. The applicant entered
into a Development Agreement, recorded as Instrument No. 113021828, records of Ada County,
Idaho.
