On behalf of Boise Hunter Homes, we are submitting an application for the final plat for Phase
2 of Southern Highlands Subdivision. Along with this Final Plat application, we are also
submitting construction drawings and detailed landscape plans for Phase 2 of Southern
Highlands Subdivision.
The Annexation and Zoning and Preliminary Plat applications for Southern Highlands
Subdivision were approved in 2013; the file numbers for these applications are AZ -13-016
and PP -13-033. The Development Agreement was recorded with the Ada County Recorder on
5/8/2014 with instrument number 114034782.
Phase 2 of Southern Highlands Subdivision is 20.54 acres in size and consists of 45 residential
lots and four common lots. Lots range in size from 12,015 s.f. to 22,140 s.f.; all lots comply
with the dimensional standards of the R-4 Medium Low Density Residential District.
The proposed final plat is in substantial conformance with the approved Preliminary Plat and
Conditions of Approval for Southern Highlands Subdivision. It should be noted that a pathway
which was originally designated for Phase 2 has been shifted to the east due to topography
issues. The shift of the pathway will help to increase the usability of the pathway and improve
connectivity to Whitebark Subdivision.

The proposed Final Plat for Phase 2 of Southern Highlands Subdivision meets all requirements
and provisions of the UDC as well as all acceptable engineering, architectural, and surveying
practices and local standards.
All internal streets in Southern Highlands Subdivision feature 8' parkways; parkways have
been designed to meet UDC standards for qualifying open space. The four proposed open
space lots have also been designed to meet standards for qualifying open space. The
Preliminary Plat for Southern Highlands Subdivision was approved with a Condition of Approval
requiring that 11,4% of the overall project acreage be dedicated to open space; Phase 2 of
Southern Highlands has been designed to meet the overall standards for the project.
