Hi Sonya,
Thanks for all your work to date on our application. I did review the staff report and have just a few
comments/requests.
The MDC has expressed interest in a partnership to accomplish public art/downtown entry signage at the NEC
of the site (the south west corner of the Meridian/Cherry intersections). We wish to continue those discussions
to develop a plan that MDC and Meridian Arts Commission will support. To that end, we would request that site
specific condition of approval 1.1.1 c and 1.1.1 d. both be revised to read
a. The applicant in partnership with MDC & MAC shall provide.... (added text underlined in red)
This would allow us to work thru a cost share agreement that's acceptable to MDC, MAC and developer, once a
design is agreed upon and costs are established. We support the program for public art and downtown entry
signage at this location and believe it will be a very nice addition and entrance to the downtown core.
2. Regarding landscaping, though I understand the desire for heavy tree plantings, continuous connected tree
canopies may be nice for office type uses but are not compatible for retail uses as it can screen the business
visibility. We would request that the landscape plan as submitted be approved, which groups tress to allow view
corridors to businesses. Accordingly, we request condition 1.13 c be revised to read:
a. Seating, way -finding signs, and trash receptacle(s) be provided along N. Meridian Road and W. Cherry
Lane.
3. Regarding condition 1.1.4 c pertaining to the stacking lane length, we are happy to revisit that component of the
site plan to bring the stacking lane length in under 100' to avoid the escape lane. We do not support the escape
lane as it just adds more pavement to the site and would push the building further from street side. The
shortened length is accomplishable with minimal site reconfiguration, but does create inefficiencies in parking
and drive aisles in the south west corner of the site. I'm unclear if there is a mechanism for the commission and
council to consider allowing the requested stacking lane length short of a code revision. If there is then perhaps
we can explore that. Otherwise, we can go with one of the options I'll sketch up and send to you
shortly. Whichever, I'm confident this change can be accomplished acceptable to staff in time before the council
hearing. We'd certainly hope not to be continued do to this matter.
