Sorry for the delay. I was awaiting a possible response from Teri Ricks. She and I met with Perry Palmer
regarding the private drive versus the private street. Perry felt if we could not name the private drive then we
could address all of the buildings from Records St. He encouraged us to add some monumentation on both
Modelo and the private drive with the letter designations of the units on that specific street. Teri was checking
to see if they could in fact name a private drive. Nevertheless, I am requesting that under the staff report CUP-
15-012-Verraso section B 1.1.9 be removed as a condition of approval. Also, I spoke with Bruce Freckleton and
informed him that I had spoke to engineering regarding the placement of sewer and water in the private drive
and not in Modelo Lane. He told me that he would double check and let you know since he would not be
present at the commission meeting tomorrow evening. If so, I would like this condition located in the same
staff report located on the top of page 3 under "Issues or concerns" also removed. Also, under section VIII.
Analysis on top of page 5 can you change the report to reflect that we will change the mailbox situation, as we
want to have 2 mailboxes moved to the smaller streets, 1 for each side of the development. (some smart cookie
came up with that idea :). This requirement is also duplicated in Section B 1.1.10 A. I know that you have
amended the report on the open common space calculations under VIII. Analysis second bullet on page 5, but I
noticed under 1.1.11 B it had yet to be changed. We are requesting under 1.1.10 B that this requirement is
more suitable for a "true format" of multi -family and should be waived for our duplex/town home style. In F.
we will add the bike rack as suggested by the office to accomodate 5 bicycle places. We will also update the
site plan to reflect correct open space calculations mentioned in the same section designation H. Thanks for all
