I have not been able to connect with Tamra Thompson with the Land Group yet. I will continue to try.
In determining value and best use for your property I have found a couple comparable properties on hard
corners that help determine a value and best use per square foot. Hope this helps in meeting with the City of
Meridian.
If a Gas Station isn't what the city wants, a mixed use development of retail and office would be ideal. There is
a high demand for commercial development land South of the Freeway. Especially with all the new Residential
Developments (Tuscany, Sky Mesa, Hills Century Farm) and more surely to come. Having office and retail
close will be highly desirable.
It would be my recommendation that the city allow a mixed used commercial development at this address.
See examples of similar projects below:
1. Chinden and Locust Grove - $8.50 A SF for office and retail pads.
2. Amity and Cloverdale is another great example of what would be a great commercial use for your comer.
They have very community and neighborhood friendly businesses. A gym, a restaurant, dental offices,
insurance office and more. Current Lease are going for $13.75 Full Service.
3. McMillan and Ten Mile - Another Great Hard Corner with a multi -use commercial use. Rental Rates will be
$14 Triple Net.
4. Chinden and Linder - Another example of a high value hard corner.Lots range from .64 acres to 1.44 Acres
and prices range from $550,000 - $1.3 Million
5. Knight Hill - This is also at Linder and Chinden. Primarily a business park. But shows good value for a hard
corner.
