PZ - Planning Memo - 6/11June 11, 2015 MEMORANDUM TO: Planning & Zoning Commission FROM: Sonya Watters, Associate City Planner CC: Ted Baird, City Clerk RE: Southridge Estates Subdivision — RZ-14-007; PP -14-017 Mayor Tammy de Weerd City Council Members: Keith Bird Joe Berton Luke Cavener Genesis Milam Charlie Rountree David Zaremba This project was heard by the Commission on December 4, 2014. The Commission requested the applicant revise Block 3 on the plat to comply with the maximum block length standards listed in UDC 11 -6C -3F; and provide examples of the various architectural styles and types that are proposed for this project. The hearing was left open for discussion of these times. Since that time, the project has been continued several times. It was re -noticed by the Clerk for the June 4h hearing but was continued again to the hearing on June 18th. The applicant has submitted a revised plat that complies with the maximum block length standards, pictures demonstrating the architectural styles and type of homes proposed to be constructed within this development, and design guidelines as requested. Staff has reviewed these items and recommends approval to the Commission of the revised plat and associated elevations and design guidelines (see attached). Southridge Estates Design Guidelines The Southridge Estates Development will consist of a variety of building styles. General Architectural Styles Traditional Cottage Craftsman Bungalo Modern Roofing Requirements 30 Year Architectural or approved by AC Roof Pitch 6/12 w/2 roof direction changes or better unless approved by AC Front Srick,Stone, Masonery or Stone 3 Textures Front Elevation — Le brick,stucco,stone, board & batt, lap or cottage -lap siding Minimum — 2 exterior paint colors 2 Textures minimum on homes the back to Linder Road and common areas Exterior Lighting Builder shall provide photo sensitive lighting on each home. Vinyl Siding ire Landscaping Requirements Front & Side Yard sod & auto sprinklers, 5-5 Gal Shrubs, 10 — 2 Gal Plants or Shrubs, Flowering tree 2" caliper or 1- 6' Evergreen. (Front & Rear landscaping must be complete with 90 days weather permitting) Additional Landscaping Requirements Corner lots will require additional side landscaping: 1-2" Caliper flowering tree or 1-6' evergreen and 5-5 gal plants Garage Features 2 Car minimum Shops & Sheds OK — AC approval only Recreational Vehigkg Enclosed or screened from view as approved by AC Fence Privacy --Vinyl sand - Fencing not required Additional Fencing Common area fencing to be provided developer.
