SUBJECT: VAC-15-005 – Umbria Subdivision
1. APPLICATION SUMMARY
The applicant, Silver Oaks Apartments, LLC, requests approval to vacate the existing water, sewer
and pressurized irrigation easements on Lot 1, Block 2, Umbria Subdivision.
2. STAFF RECOMMENDATION
Staff recommends approval of the subject vacation application.

5. PROCESS FACTS
A. The subject application is a request to vacate platted easements. Per Meridian City Code Title 11,
Chapter 5, City Council is the decision making body on this matter. The UDC does not require
the site to be posted with a public hearing notice sign.
B. Newspaper notifications published on: May 11 and 25, 2015
C. Radius notices mailed to properties within 300 feet on: May 7, 2015
6. LAND USE
A. Existing Land Use(s): The subject property is currently in the development process as a multi-
family development and is zoned R-15.
B. Character of Surrounding Area and Adjacent Land Use and Zoning: The surrounding area
consists of the following uses: rural residential, zoned RUT in Ada County; residential, zoned R-
8; church, zoned C-N; and storage units, zoned C-G.
C. History of Previous Actions: In 2008, the final plat (FP-06-011) was approved for Umbria
Subdivision. The easements proposed for vacation were created with the recordation of the plat.
7. STAFF ANALYSIS
The applicant requests approval to vacate a portion of the existing water, sewer and pressurized
irrigation easements on Lot 1, Block 2, Umbria Subdivision. This lot is currently in the re -plat
process; a final plat (FP-15-011) has been approved by City Council but has not yet been recorded.
Due to the redesign of the project, there are several previously recorded easements that are no longer
needed that will interfere with the new site layout plan.
The easements proposed to be vacated are as follows: The City of Meridian w ater and sanitary sewer
easements and the pressurized irrigation easement shown on the interior of Lot 1, Block 2 of Umbria
Subdivision. The existing easements shown at the northeast corner of Lot 1, Block 2 will remain. The
new easements have already been approved and recorded by the City. Therefore, staff is in support of
the applicant’s request.
