Broadway Avenue Meridian, Idaho 83642 May 13, 2015 To Whom it May Concern, Thank you for the opportunity to provide our comments for the Shelburne Subdivision. We live at 3822 E. Zaldia Lane which is part of the Kunz Hollow Subdivision consisting of four 5 acre lots bordering the north boundary of the proposed subdivision. We moved here in 2002 and were the first ones to build in our subdivision. At that point, we felt like we were really out in the country. We knew that development was inevitable but had hopes of seeing more estate type subdivisions surrounding us of which Meridian certainly is lacking. Instead we are faced with subdivisions being developed anytime someone wants to sell a piece of land. Although the carving up of the mile blocks of property piecemeal has been disappointing, I believe that the developers for Shelburne are trying to make the transition as palatable to the neighbors as they can. That being said, here are some items that are important to us as neighbors: • Split rail fencing that allows for the residents on Zaldia Lane to view the existing pond and lawn area around the pond. • Homes along our property line to be limited to single story homes. It looks like the plat has changed since we originally saw it where there.are larger and fewer lots bordering our property which is consistent in trying to maintain a transition to our larger lots. This was important when the Kingsbridge subdivision was developed and was granted on the north side of Kunz Hollow. I think it is important to have the same consistency on the south side of Kunz Hollow. The north property line from the pond where the split rail fencing ends to the furthest east border should include a 6 foot vinyl privacy fence. This would be along the road also where there are no homes. I can't really tell where the stub road is but with the road splitting at the V going into Kunz Hollow and Shelburne, it is only about 600 feet away from a potential stub road so I don't see the need for a stub road. The solid fencing is necessary because we have a son with Down Syndrome who would be at risk of going across the street to the pond if there is no barrier. Currently there is a barb wire fence which he stays away from. • The trees in the pond area that have hawk nests in them to remain standing and untouched. • We do not wish to be annexed into the City of Meridian. We may have more comments at the meeting if we are able to attend or the process moves forward and we are able to more fully understand the proposed development.
