Broadway Ave., Ste. 102 Meridian, Idaho 83642 RE: Heritage Grove Subdivision No. 2 - Alternative Compliance: Ustick Rd Buffer, Trails Dear Bill, As discussed previously with the developer of Heritage Grove, we am submitting this application for alternative compliance regarding the landscape buffer between Ustick Rd and the existing Trail residence (Lot 24 Block 5 Heritage Grove No. 2). This site is challenged with several issues: the location of the house relative to Ustick (35'), the limited separation between the curb and sidewalk (6), and the drainage pipe and access boxes behind (north of) the sidewalk. To meet the intent of the code for 25' of landscaped buffering along Ustick Rd (measured from the back of Ustick Rd curb), a dashed line shall be placed on Lot 24 Block 5 of the Heritage Grove No.2 final plat that is approximately 15' north of the southerly boundary of Lot 24. The landscape buffer shall include: 1. Fencing - a. Either a 6' wrought iron fence a minimum of 25' behind the back of curb along Ustick, or b. A 4' wrought iron or 3' solid fence a minimum of 2' behind the back of (north of) sidewalk. c. The fence will likely include agate for maintenance access purposes 2. Vegetation - a. Grass between the curb and sidewalk (if any street trees are planted in the strip, the trees will meet ACHD requirements and ACHD approved root barriers will be installed), b. Grass and/or shrubs between the sidewalk and fence (no trees due to the drainage facilities), and c. Grass and/or shrubs and a couple trees behind (north of) the fence. 3. The landscaping shall blend with the existing landscaped berm to the west and the landscaping plan for Heritage Grove No. 1 for the Ustick Rd buffer/common lot. 4. The landscaping shall span from the east boundary of Lot 24 to the west boundary of Lot 24. The current vehicular access to Ustick Rd will be terminated.
