RE: Easement Vacation Request
Lot 2-5, Block 8 — Reflection Ridge No. 3 Subdivision
Dear Sonya,
On behalf of Mission Coast Properties ID, Inc., we are requesting your approval of a
Vacation application for a Five (5) foot -wide Public Utility Easement across Lots 2, 3, 4,
and 5, Block 8 of the recently recorded Reflection Ridge No. 3 Subdivision. The easement
is a "remnant" side lot line easement related to a previous Property Boundary Adjustment
(PBA 14-016) that relocated the north property line between Lot 1, Block 8 (Park Lot) of
Reflection Ridge Subdivision No. 1 and the adjacent future development parcel of Phase 3
in October 2014.
The 5' public utility easement was not utilized for any utilities during Reflection Ridge No.
3 construction and recordation recently completed. Release letters have been requested from
NMID, Century Link, Intermountain Gas, and Idaho Power accordingly. A new 10' public
utility easement was granted with the Reflection Ridge No. 3 final plat along the rear lot
lines of the impacted lots approximately 25'-30' south of the original 5' public utility
easement. In this way, the easement has already been relocated to the south and the original
easement now requires vacation to maximize the buildable lot areas.
