For Phase 1, the residential use on the west boundary is 175’ deep from Franklin Road at the very most, definitely not the entire west boundary. The plan includes a 6’ solid fence at the property line, 10’ of combined landscaping, and the storage buildings are setback over 35’. We feel the intent of this condition is being met, additional landscaping depth would not be visible due to the solid fence. Please see the attached letter from the Franklin Storage residential neighbor to the west. He is in support of the project and agrees with our proposed landscape setback adjacent to his property. We have a wider landscape area adjacent to his house. Additionally, the neighbor has a driveway between his house and the Franklin Storage property. (I have pictures but they are too large to email). Due to these facts and the neighbors support, we respectfully request to work with the City staff administratively and not be required to go to City Council for a waiver. Please let me know if we can discuss prior to the Planning and Zoning Commission hearing tonight.
