Hi Bill,
Following up on our phone conversation, the staff report looks good and we are in agreement with all the conditions as
stated, with one small exception. Condition 2.2.7 states “Final Plat for this Subdivision shall be recorded, prior to
applying for building permits”. We would like this revised to read “Final Plat for this Subdivision shall be recorded prior
to issuance of the first certificate of occupancy”. There are essentially very little public infrastructure improvements for
this small infill project and it takes quite a while to get the final plat recorded due to agency backlog. We would like to
be able to get started with the building construction as soon as possible.
The revised building elevations are forthcoming, but again we accept your requested changes.
FYI - My kids have a school function tonight I promised to attend. Can’t break that. Shawn Nickel (SNL Planning) has
graciously agreed to cover tonight’s meeting for me.

Our architect is still working to address the building design comments and produce the revised elevations so we can get
those to you tomorrow before the hearing, but your requested changes are accepted. Just wanted to update you as

Attached is the staff report for the proposed Hamelin Village rezone, combined preliminary/final plat,
conditional use permit and alternative compliance application (RZ-15-005; PFP-15-002; CUP—15-006 and
ALT-15-005). These items are scheduled to be on the Commission agenda on 04/16/15. The public hearing
will be held at City Hall, 33 E. Broadway Avenue, beginning at 6:00 pm. Please call or e-mail with any
questions.
